Bourg-Saint-Maurice: a strategic town at the foot of Les Arcs

In the Tarentaise region, Bourg-Saint-Maurice has a lot to offer mountain lovers. Its property prices remain attractive.

 

The town may have just over 7,000 permanent residents, but that doesn't stop it from having its own TGV station. A facility that links it directly to Paris, Lyon, Brussels and even London, via Thalys and Eurostar, during the winter season. From December to April, tourists flock here to take advantage of the area's main attraction: winter sports.

Bourg-Saint-Maurice lies at the foot of one of Savoie's most beautiful resorts, Les Arcs. With 200 kilometres of ski runs, this resort is so popular that it records an average of 2 million skier-days every year. And to make matters worse, Les Arcs is linked to the Peisey-Vallandry and La Plagne ski areas, forming Paradiski, one of the largest ski areas in the world with 425 kilometres of pistes.


Life in both winter and summer

While Les Arcs has its own property market, Bourg-Saint-Maurice has been attracting more and more buyers in recent years. ‘The trend is confirmed by the fact that prices are still more affordable than in Les Arcs, by around 20-30%. It's also a small town that's alive all year round, not just in winter,’ explains Esther Ribot, a property negotiator with Foncia in Bourg-Saint-Maurice. The town has its own range of shops and restaurants, and is also close to many hiking trails.

Despite its lower altitude, it is still very well connected to Les Arcs thanks to the funicular railway, and is close to the resorts of La Rosière and Sainte-Foy-Tarentaise.

As a result, Bourg-Saint-Maurice now attracts buyers of both primary and secondary residences. Local buyers, but also from the Paris and Lyon regions, as well as from Belgium and the UK. There's something for everyone here, with 85% flats and 15% chalets and houses.



4,000 to €5,000 per m² on average

For existing properties, the average price is between €4,000 and €5,000 per m² (compared with an average of €6,000 to €7,000 per m² in Les Arcs), according to Esther Ribot, who has observed stable values since the start of 2024.

‘For a flat in need of refurbishment, you can find prices below €4,000 per m², or even much less if you need to carry out energy-efficiency renovations. Like the 55 m² one-bedroom apartment she sold this year for €160,000 (or €2,909 per m²), with €50,000 worth of work required.

New-build properties tend to trade at around €6,000 to €6,500 per m². At least, that's what two developments in the town centre, where around forty homes are due to be built, are selling for.
