The balcony is not quite a space like the others. It is better to consult the co-ownership regulations of your building to find out what uses are authorized.
Do you want to have a barbecue on your balcony, arrange this space or even hang your laundry there? Do you have the right? The co-ownership regulations can regulate certain practices in this place of which you have the exclusive use...
Decorate your balcony
Of course, installing furniture, gratings, tiles or synthetic turf is completely allowed. You just have to be careful not to modify the structure (drilling through the walls, for example) and the exterior appearance of the building.
Put plants
Nothing prohibits putting plants or flowers on your balcony, unless it endangers passers-by or harms neighbours. The co-ownership regulations may thus require that the planters be fixed inside the balcony, that the plants do not encroach on the neighboring property or do not reach a certain height. Care must be taken not to overload the structure.
Hanging out your laundry
Condominium regulations prohibiting hanging laundry on balconies are numerous. Often, it is a question of preserving the aesthetics, hygiene and safety of each other. Some completely prohibit the practice, while others limit it to certain days. Beyond the co-ownership regulations, it is sometimes the town hall that prohibits the possibility of hanging out your laundry in a visible way from the outside.
Barbecue
If there are no regulations governing the practice, you have the right to barbecue on your balcony. But excessive use could be considered a nuisance. The condominium regulations generally regulate the use of barbecues on balconies. Either it is totally prohibited, or it is limited to the use of an electrical device.
You should also find out about municipal or prefectural decrees that may prohibit barbecues, particularly for safety reasons, in times of drought for example.
Install equipment: spa, satellite dish, air conditioning….
The installation of certain equipment may change the exterior appearance of the building, impact its structure or require work. The prior agreement of the general meeting of co-owners is therefore essential. This is the case, for example, for the installation of air conditioning, a veranda, a swimming pool, a spa or even a satellite dish on its balcony.
