In the Moûtiers area, the housing market is becoming increasingly attractive

Moûtiers and the surrounding area are becoming increasingly attractive as a strategic crossroads in the Tarentaise, not least because property prices remain affordable for the region.

 

At the start of the most beautiful resorts in Savoie, Moûtiers is a town not to be missed. Yet its property prices remain affordable. Taking all types of property together, you're generally looking at an average budget of €2,000 per m², according to Natacha Ract, property consultant for Foncia Tarentaise. The sector is gradually seeing its value rise thanks to ‘growing demand, particularly for the purchase of primary residences’.


A market of primary residences


Although rental investors are showing a growing interest in the Moûtiers area, it remains first and foremost a market for principal residences. ‘While houses for sale are fairly rare in Moûtiers itself, there are many more in the neighbouring towns of Grand-Aigueblanche, Doucy, Salins-Fontaine and as far as Cevins, on the way to Albertville,’ adds Natacha Ract.


Most of the buyers were born here and/or work in the surrounding resorts. After all, there's no shortage of them! The Moûtiers area is a strategic crossroads from which you can reach the 3 Vallées resorts (Courchevel, Méribel, Les Ménuires, Val Thorens, etc.) as well as Pralognan-la-Vanoise, Valmorel, Aime-la-Plagne and Champagny-en-Vanoise. That's why Moûtiers has a station served by the TGV and Eurostar, from which thousands of skiers arrive every winter.



A varied choice of homes


‘Throughout the valley, there are lots of houses, both detached and semi-detached. The stock is quite old, with old barns or renovated town houses,’ observes Natacha Ract.


In terms of price, you can expect to pay an average of €350,000 for a 110 m² detached house on a 500 m² plot. ‘But you can also find small village houses of 90 m² from €220,000, as well as more opulent villas for around €450,000,’ she explains.

 


Renovation opportunities


The market also offers many opportunities for renovation. ‘From a house dating from the 2000s that needs to be refreshed to an old building that needs to be renovated for energy efficiency, there is a wide range of projects in the sector,’ says Natacha Ract. One example is a 140 m² house in Doucy. Set on a 600 m² plot, this 1960s bungalow, for sale at €285,000, needs a total renovation of around €150,000 (electricity, windows, boiler, etc.), much of which may be eligible for public funding. Another example: a house in the hills above Grand-Aigueblanche, sold for €280,000. With a floor area of 170 m², €150,000 is also needed to modernise this building, which has a lovely plot of 1,200 m².
