In the Tarentaise valley, La Plagne attracts many buyers looking for their dream pied-à-terre at the foot of the slopes. The station will benefit from the most important rehabilitation of residence in the Alps, on the snow front of Plagne Bellecôte.
Located in the heart of the Paradiski ski area, offering 425 km of slopes linked to the neighboring resort of Les Arcs, 70% of which are at an altitude of more than 2,000 m, La Plagne is one of the busiest resorts in the world.
It appeals to families
"It's the family resort par excellence!," summarizes Yannick Rault, real estate consultant at the Foncia agency in La Plagne. La Plagne is in full development, large investments have been made to improve infrastructure and the living environment. »
The resort also has a very good après-ski offer with its many shops, restaurants and activities (spa, cinema, museum, bowling, etc.). It is also more and more experienced in summer, thanks to its hiking trails, its potential for paragliding or its offer dedicated to cycling and mountain biking.
A diversified real estate offer
Spread over 11 villages, the resort has a varied real estate offer due to its development in several phases. “It originally consisted of small apartments in residences from the time of the “plan Neige” of the 1960s and 1970s, explains Yannick Rault. But there are now more spacious apartments, chalets with authentic charm, as well as new or renovated properties. »
On the price side, it takes an average of €4,500 per m² for all types of property, according to Foncia. La Plagne appears to be a much more affordable resort than its close neighbors Courchevel or Val d'Isère.
Popular sectors
Among the most requested sectors, Belle-Plagne allows you to keep your skis on all the time, in a privileged environment. Plagne Center is the main district of the resort, bringing together the most activities and amenities. Plagne Aime 2000 and its "Paquebot des neiges", a residence with 2,500 tourist beds, is appreciated for its practicality. Plagne Village and Plagne Soleil are highly sought after by families. Not forgetting Plagne 1800, prized for its higher proportion of chalets.
Plagne Bellecôte, a district to bet on
Plagne Bellecôte will experience a major revival. This district is made up in particular of a residential complex from the 1970s which will be completely rehabilitated from May 2023. The 406 small apartments in this residence will in fact give way to around a hundred high-end apartments in the heart of a residence offering luxurious services, including a wellness area and a fitness room.
This eco-responsible rehabilitation, led by the promoter Priams, is marketed by Foncia Tarentaise. The apartments, from T2 to T5, will sell for between €399,000 and €1.75 million. “This is the largest renovation ever carried out in France on a residential complex of this size, adds Yannick Rault. By buying here, the advantages are numerous: it is possible to recover the VAT and to benefit from reduced notary fees. »
Future owners will be able to occupy the accommodation for up to seven weeks a year during the tourist season and when they wish out of season (spring and autumn). The rest of the time, the accommodation will be rented via a management mandate, which is much more flexible for owners than a commercial lease.
