La Tarentaise, a real estate market full of contrasts

Between its charming resorts, its dynamic cities and its more affordable municipalities, the Tarentaise real estate market is made up of diversified properties at very varied prices.


From Moûtiers to Val Thorens, via Bourg-Saint-Maurice or Méribel, the territory of the Tarentaise remains very popular. At altitude or in the valley, real estate is experiencing a constant dynamic, supported by many buyers looking for a pied-à-terre at the gates of the most beautiful ski areas. “The market has generally increased by 15 to 20% everywhere over the past three years,” comments Esther Ribot, real estate negotiator at Foncia in Bourg-Saint-Maurice.



At altitude, prices are close to the peaks


With the 3 Vallées, Paradiski and Espace Killy ski areas, the Tarentaise is a global paradise for skiers. Courchevel, Méribel, Les Ménuires, Val Thorens, Les Arcs, La Plagne, Tignes or Val d'Isère... all these mythical resorts can be found in the area. “These localities have an international reputation. They attract French, but also British, Belgian and Dutch buyers,” explains Laetitia Borrel, real estate negotiator at Foncia in Belleville. In all these municipalities, prices are close to the tops. For an old apartment, it is necessary to count from 5,000 € per m² in certain villages around La Plagne up to more than 11,000 € per m² in Val d'Isère. These exceptional resorts are also in high demand for their offer of chalets where the million euros is a minimum budget. “Each village has its own characteristics and therefore its own clientele,” adds Laetitia Borrel. The prices will depend on the authenticity of the town, its access to the ski areas and the type of property: rather prestigious chalets or studio cabins to refresh, rather very old properties to renovate or new programs...” D' elsewhere, in terms of new, you have to pay less than €7,000 per m² for a property at altitude in Tarentaise.



Prices drop with altitude

Bourg-Saint-Maurice, Albertville or Moûtiers appear as alternatives. If these last two municipalities show prices for old apartments under €2,000 per m², Bourg-Saint-Maurice remains a little more expensive, around €4,000 per m². “This city is less prestigious than the mountain resorts. But it attracts both main and secondary residences, and as many French people as foreigners, because it is located at the crossroads of many resorts”, analyzes Esther Ribot. At the bottom of the valley, Albertville and Moûtiers are much less internationally oriented. Even if the first has been an Olympic city since 1992. The real estate market nevertheless remains very dynamic, boosted by the desire for main residences of local households since the start of the health crisis.
