Les Arcs: four resorts, four atmospheres

Thanks to its four villages at different altitudes and with different assets, this renowned resort in the Tarentaise valley has become a must-visit when it comes to property.


"Each village in Les Arcs has its own unique architecture, clientele and atmosphere," explains Amandine Collet, a negotiator with Foncia Bourg-Saint-Maurice - Les Arcs. The resort, which overlooks the town of Bourg-Saint-Maurice, is divided into four distinct sectors, according to altitude: Arc 1600, Arc 1800, Arc 1950 and Arc 2000. While most of the real estate on offer is in the first two, Arc 1950 and Arc 2000 do have some serious advantages.


Arc 1600, the family

Arc 1600 attracts a large majority of French people, particularly Parisians, who appreciate the funicular link from Bourg-Saint-Maurice station. It was here that the resort of Les Arcs began to develop in 1968. The architecture of the site, designed by Charlotte Perriand, has been awarded the "Heritage of the 20th Century" label, in particular for its pointed, hut-shaped chalets.

Arc 1800, the party town

Arc 1800 is divided into four pedestrian villages (Charvet, Villards, Chantel and Charmettoger). This site attracts a slightly more international clientele, particularly Belgians and Brits, although the French are still in the majority. And the atmosphere is a little more festive, as the resort is packed with activities and shops and has a varied après-ski offering, including a swimming pool and bowling alley.

"The property stock is a little more varied, from studios to chalets and hotel residences. The average price is €7,000 per m². The price of some top-of-the-range chalets or flats can reach €11,000 per m²," comments Amandine Collet, adding that demand is very strong. Many duplex flats with two bedrooms can be found for €210,000 to €240,000 in Charlotte Perriand residences.


Arc 1950, the luxury

At the foot of the slopes, the Arc 1950 village comprises eight luxury hotel residences. Fully pedestrianised, it boasts a wealth of shops, bars and restaurants, as well as a 1,000 m² spa. This area of Les Arcs is particularly attractive to buyers looking for a 'ski in, ski out' home facing Mont Blanc. These serviced residences, which are managed under commercial leases, offer properties ranging from one- to five-bedroom apartments. "Flats in this sector sell for between €8,500 and €12,000 per m²," explains Marina Bonachera, property consultant for Foncia Tarentaise.



Arc 2000, the sportswoman

With the highest altitude in the world, Arc 2000 is a favourite with winter sports fans, with good snow cover almost guaranteed every year. Although the resort has few shops and activities, it does offer a ski area that is always covered in snow. "Flat prices here range from €4,000 to €6,000 per m²," adds Marina Bonachera.
