A family resort, authentic and affordable
The many assets of the resort of Les Coches, located in the ski area of La Plagne, make it an ideal vacation spot for families.
Compared to some nearby resorts, Les Coches still has reasonable prices for a pleasure purchase. “Having a pied-à-terre here is possible for anyone with a budget of between €100,000 and €200,000. Transactions over €400,000 are quite rare”, explains Claire David, real estate advisor at Foncia Montchavin-Les Coches.
On a human scale
This small resort with 6,000 tourist beds was built in the 1980s, at an altitude of 1,450 meters, overlooking its neighbor Montchavin, which is located at 1,250 meters. “Les Coches resort has developed around the commercial village centre,” adds Claire David. Its architecture resembles that of Valmorel. The reason: it is the same architect, Michel Bezançon, who imagined Les Coches in the spirit of a "village resort", where you can do everything on foot or leave your home on skis. “The shops, grouped around the charming village square, allow you to spend your holidays without any problems”, she specifies.
A little further down, Montchavin has an aquatic complex (balneo, hammam, sauna, etc.), accessible in both winter and summer. "It's a resort on a human scale", she appreciates.
An exceptional estate
Facing Mont-Blanc, the resort is part of the Paradiski area, thus offering 425 kilometers of slopes. It is very well served by ski lifts thanks to the gondola between Montchavin and Les Coches and via the Vanoise Express, cable car which allows you to reach the resort of Peisey-Vallandry in five minutes.
Affordable real estate
Despite these many advantages, real estate in Les Coches remains affordable. “Even if we have a few Belgian, British, Dutch or German buyers, it remains a very popular resort for French families. Les Coches does not have an international reputation, the atmosphere is family and authentic”, explains Claire David. The real estate offer consists almost exclusively of apartments in residences built between the 1980s and the end of the 2000s. , she points out. It takes on average between €4,000 and €4,500 per m² to buy here. Studios are negotiated below €4,000 and T3/T4 can reach €5,000 depending on the location and condition of the property.
Claire David recently sold a 2/3 room apartment of 35 m² (an apartment with one bedroom and a cabin) in the Sauget district for €155,000. A 40 m² duplex apartment (with one bedroom and a mezzanine) in the center was bought for €244,000. “Since the end of winter, the market has regained momentum on the seller side. Buyers are more rare, and banks more cautious, ”she observes. Nevertheless, Les Coches remains a quiet little corner of paradise where opportunities are rare. Patience and responsiveness are required to seize the property of your dreams.
