Moûtiers / Les 3 Vallées. Day and night in Tarentaise.

Updated: Dec 29, 2022

In the Tarentaise sector, the value of the stone timidly exceeds €2,000 per m² in Moûtiers, while it takes off in the charming villages of the 3 Valleys, located however at a handful of elevations.

In Savoie, the real estate market sometimes has curiosities. This is the case of Moutiers. This town located at an altitude of 480 meters may well be an obligatory crossing point to reach the most beautiful resorts of the 3 Valleys in less than 30 minutes, such as Courchevel, Méribel or Val Thorens, the value of its real estate has never took off. The observation is striking: the price per m2 rarely goes beyond €2,000 in Moûtiers, when it exceeds €10,000 in these most popular resorts in the world.

Moûtiers, a village to bet on Sales in Moûtiers primarily concern principal residences. Until now, the town has aroused very little interest, in particular because it is landlocked at the bottom of the Isère valley and surrounded by mountains, which reduces its level of sunshine. The price of real estate is also the lowest in the Tarentaise. "However, this village of barely 3,500 inhabitants has all the services of a city, schools, from kindergarten to high school... There is even a TGV station", remarks Olivier Gonin, Foncia property negotiator in Moutiers. The latter, however, has seen a change take place for about two years. “Moûtiers is attracting more and more investors. Purchase prices are low and rent levels high enough to generate attractive gross returns, around 8%, he says. Rental demand is strong: many tenants who work in the resort live in Moûtiers. » Buyers will therefore find here mainly old apartments built before the 1950s at prices varying between €1,500 and €2,500 per m², depending on their condition. “Because regardless of their location, prices are fairly consistent throughout the town,” adds Olivier Gonin. Buyers looking for a house, on the other hand, will have to leave the city and carry their search towards Aigueblanche and Salins-Fontaine. »

The 3 Valleys, an exceptional market In Les 3 Vallées, the resorts have a separate real estate market, where demand is constantly increasing and supply is weakening. "Their housing stock is made up of both exceptional chalets and studios to be refreshed, as well as many old apartments to be renovated or located in new programs", explains Laetitia Borrel, real estate negotiator at Foncia in the municipality of Belleville. . Even if the supply is low, prices vary from €3,000 to more than €30,000 per m2! A significant difference which is explained by the proximity of the slopes and the services offered by the properties. Each village has its own characteristics. The clientele differs according to the authenticity of the resort, its access to the ski areas and the type of property. But all have in common that they are almost exclusively a market for second homes, where buyers make a pleasure purchase by offering themselves a pied-à-terre in a beautiful resort, at the foot of the busiest ski area in the world. This dream has a price that only certain buyer profiles can afford. “While some resorts attract an internationally oriented clientele like Courchevel, others are more family-friendly and attract more French people like Les Ménuires,” adds Laetitia Borel. "In all cases, these are buyers with good budgets," says Floriane Chedal-Anglay, real estate consultant at Foncia Transaction Méribel. In general, they have little or no recourse to mortgages. »
