Méribel-Mottaret: real estate on skis

The village of Mottaret, located at the very top of the Méribel resort, has seen its value rise sharply in recent years.

This hamlet with its authentic atmosphere offers an incredible privilege: the chance to leave home with skis on and ready to take on the magnificent surrounding ski area. This is the 3 Vallées ski area. An immense playground with 600 kilometres of pistes, the largest in the world, linking Méribel, Courchevel, Les Ménuires and Val Thorens.

In summer, the village of Mottaret also offers access to Europe's highest via ferrata, while skiing gives way to mountain biking. Numerous other activities have also been developed in recent years, including tennis, mini-golf, a skatepark, a devalkart and a trampoline. Mottaret is a family-friendly resort. It's a clever mix that's sure to appeal to second-home buyers. Not to mention the village's breathtaking views of Mont Vallon, which rises to almost 3,000 metres.

A popular market

Demand is still very strong, and that's what's keeping prices up in the resort," notes Floriane Chedal-Anglay, property consultant at Gsi by Foncia Transaction Méribel. The value of Mottaret stone has risen significantly over the last five years. Less expensive than Méribel, it has attracted buyers for its more attractive prices, particularly families, as well as sports enthusiasts for its accessibility to the ski area".

In terms of architecture, there are very few chalets. They are mostly apartment blocks, built in the 1970s, but with a certain traditional Savoyard charm. These developments are mainly small apartments, "T2 and T2 bis, from 25 to 35 m²", explains Floriane Chedal-Anglay. Average prices are €10,000 to €12,000 per m².

Combining two small flats

As flats with three rooms or more are rare, their price quickly soars above the million euro mark. "The other option is to combine two small flats. But you need to be lucky enough to see them for sale at the same time," says Floriane Chedal-Anglay, who has just found such an opportunity for some of her clients. They will get an 85 m² flat for a total of €1.08 million, excluding works. Although more affordable than Méribel, Mottaret is still a dream property destination.

It's a dream come true for buyers with considerable financial resources. "They are between 40 and 70 years old and are making purchases with substantial deposits, usually of several hundred thousand euros," she adds.

Two areas, two atmospheres

When it comes to location, you can never go wrong buying in Mottaret. It all depends on what you're looking for. "Le Châtelet offers great southern exposure, with views of the mountains. This area is also close to the centre and shops, but a little further from the slopes. Le Laitelet, on the other hand, is less well exposed and further from the centre. On the other hand, you're always on skis", explains Floriane Chedal-Anglay.
