Peisey-Vallandry is a curious combination of two resorts: Plan Peisey in the commune of Peisey-Nancroix and Vallandry in the commune of Landry. "When you're in the resort, you can't see the difference. However, the habitat is not quite the same everywhere", explains Marina Bonachera.
In Vallandry, you'll find lots of studio-cabins and semi-detached chalets (from €4,000 to €5,000 per m²). Plan Peisey, on the other hand, has some very fine individual chalets (from €7,000 to €9,000 per m²) and serviced residences with studios, T2s and T3s (from €4,000 to €5,000 per m²).
Peisey-Nancroix, with its authentic little streets, also has large renovated stone houses at around €8,500 per m².
"Although some properties command high prices, the bulk of transactions are in the €4,000 to €5,000 per m² range. Peisey-Vallandry is still attractive in terms of price," she adds.
On the new-build side, on the other hand, the few developments are selling at rather high prices, around €10,000 per m².
Commercial lease or free use
Although the resort is essentially made up of buildings on a human scale, it does have one large residence, CGH L'Orée des Cimes, with 110 homes and a capacity of 768 beds. "This residence offers T3, T4 and even T5 apartments. Sales are fairly rare and are being concluded quickly", observes Marina Bonachera.
In this residence, as in most of the other buildings in the resort, the accommodation is subject to a commercial lease, linking the owner to an operator. "You can only occupy the property for a few weeks a year. It's rented out the rest of the time," she explains.
More and more people want to buy self-catering accommodation, but you have to do the maths. When you buy in the mountains, you rarely occupy the property all year round. With a commercial lease, you can generate income without worrying about the ups and downs of renting.
