Authentic charm and guaranteed skiing

At the heart of the 3 Valleys area, the town of Belleville is such a popular tourist destination that many buyers dream of owning a pied-à-terre there.


The commune of Belleville includes a village and three well-known resorts: Saint-Martin-de-Belleville, Les Ménuires and Val Thorens. Three places which have in common to be part of the largest ski area in the world: that of the 3 Valleys. Its 600 kilometers of slopes, located from 1,300 to 3,230 meters above sea level, attract skiers from all over the world, but also buyers! In the Belleville Valley, the real estate market rating remains at the top. According to the Notaries of France, the average real estate price, all types of property combined, rose another 16% in 2022.


Saint-Martin-de-Belleville, for the art of living


A village resort par excellence, Saint-Martin combines authentic and preserved architecture as well as new modern and luxurious buildings", observes Laetitia Borrel, real estate negotiator at Foncia in the municipality of Belleville. The heart of the village is located at 1,300 meters.

In this charming resort, many renovations have been carried out in recent years. Some chalets have even been demolished to rebuild larger ones, equipped with exceptional equipment: indoor swimming pool, cinema room... "Saint-Martin is also very attractive for its year-round village life, its hotels, its restaurants … An offer that has gone upmarket in recent years. »

While it is difficult to find chalets for less than one million euros, it is necessary to count between €7,000 and €8,000 per m² for an old apartment and around €15,000 per m² for new buildings .


Les Ménuires, for families


Created in 1964 as part of the Snow Plan, the ski resort of Les Ménuires, whose heart is located at 1,800 meters above sea level, is made up of buildings with a "seventies" look. "The residences are very practical, with ski lockers, shopping malls in the basement... Almost all the accommodations have direct access to the slopes", specifies Laetitia Borrel.

The resort has always attracted families, mainly French, although Les Ménuires now has a European reputation. The most sought-after properties are the so-called "2-room-cabin" apartments, as well as the 3-room apartments. The offer consists mainly of old apartments around €6,000 per m².


Val Thorens, for the "sporty chic" spirit

The highest resort in Europe, Val Thorens is the highest point in the 3 Valleys area, at 2,320 meters. An altitude that offers the ideal conditions for skiing six months of the year.


Val Thorens is also one of the most popular resorts, in particular thanks to its après-ski offer. “Since the early 2000s, the resort has moved upmarket, with the development of a 4 and 5 star hotel and residential offer,” adds Laetitia Borrel. Val Thorens has become a premium resort but not "bling-bling". The clientele appreciates its sporty chic side. »


Also developed in the 1970s, Val Thorens has a housing stock made up of residences with small apartments of 20 to 40 m². “But the opportunities are rare. You have to count around €10,000 per m² in the resort,” she explains.
