Valmorel: a haven of peace in Savoie

Investing in Valmorel is the ideal mountain pied-à-terre for family vacations, in an authentic, unspoilt setting.

Located in the Tarentaise valley, Valmorel is an authentic, affordable, family-friendly resort. Its traditional architecture, composed of chalets and stone and wood buildings, offers undeniable charm to mountain lovers. Far from the international crowds and hustle and bustle of the big resorts, it cultivates a peaceful, friendly atmosphere.

A ski area accessible to all

The Valmorel ski area covers 165 kilometers of runs and is part of the Grand Domaine, which also includes Saint-François-Longchamp, Doucy and Celliers. This diversity offers an ideal playground for all levels, from beginners to advanced skiers. The wide, well-groomed slopes are a pleasure to ski, while children can take advantage of dedicated areas and specially adapted lessons.

Authentic, affordable living

Real estate in Valmorel is distinguished by its affordability, representing an alternative to the more upscale and sometimes saturated resorts. "You can expect to pay an average of €4,500 to €5,000 per m² for an old apartment. The clientele is predominantly French, looking above all for a family-friendly pied-à-terre," explains Bastien Mary, negotiator for the GSI by Foncia Valmorel agency.

Functional apartments

Housing in Valmorel consists mainly of small two- or three-storey buildings, perfectly integrated into the mountain environment. "Most of the resort's residences were built on the same model, in 1977," explains Bastien Mary.

The apartments, with an average surface area of 30 m², are practical and functional, often featuring a fold-down wall to optimize space. Prices for this type of property range from €125,000, with work to be carried out, to €160,000 once renovated, depending on the condition of the property and its location.

More negotiations

In contrast to recent years, the market is now calmer. Homes with an ECD class F or G will no longer be able to be rented out in the coming years. Members of parliament have floated the idea of extending these regulations to seasonal rentals. In the mountains, however, there are many properties with an F or G DPE. This puts off many buyers," observes Bastien Mary. As a result, sales lead times have been rising since the beginning of the year... ". At the same time, this gives buyers greater room for negotiation.

New-build opportunities

For Bastien Mary, "buying a new property is a good investment, even if prices are increasingly high. In his opinion, the current real estate programs may be the last. A few projects are currently under construction or on the market, notably in the Charmettes sector, as well as in the resort center. "They range from T2 to T5 apartments. Some are serviced residences, others are open-access," he explains. New apartments cost between €8,000 and €10,000 per m².
